Design Notes
As this Rose Bay apartment building shifted from being predominantly rented to more owner-occupied, its shared spaces were ready for renewal. The challenge was to update the common areas without losing the character of the original Modernist architecture by Hans Peter Oser—or requiring every part of the project to be completed at once.
The existing interiors, entrance and external areas were considered as parts of one building rather than as a series of unrelated improvements. A restrained palette of black, white and grey, with green and brass accents, established a cohesive geometric language across the interior and exterior spaces.
The scope included interior and exterior colour consultation, carpeting, furniture, landscaping, signage and external lighting. Architectural drawings and presentation renders were prepared to help the strata committee understand the proposed changes, consider the finishes together and plan the work progressively.
The resulting design provides a clear framework for ongoing improvements while creating a calmer, more welcoming identity for residents and visitors.

Exterior Presentation Drawings
Architectural drawings and presentation renders were prepared to communicate the proposed exterior changes, including the entrance, pathway, fencing, landscaping and building colours. These helped the strata committee visualise how the individual improvements would eventually work together.

Interior Presentation Drawings
Interior presentation drawings brought together the proposed colour palette, finishes, furniture, carpeting, signage and stairwell details. Presenting the elements as a complete scheme helped establish a consistent direction that could be implemented across multiple stages.

Entrance Pathway
The entrance pathway was reworked with new paving, landscaping and a 1,800 mm timber fence, improving the building’s street presence and creating a more welcoming approach.
The fence was stained in Dulux Intergrain Ebony, with Austral Bricks London Maple selected for the paving.
Lobby
New paintwork, carpeting, an architectural entrance mat, furniture and a statement mirror gave the lobby a lighter and more polished appearance while retaining the restrained character of the building.
Dulux Lexicon Quarter was specified for the walls and Dulux Black Caviar for the handrails. The carpet is by Godfrey Hirst, the entrance mat by Classic Architectural Group, and the marble console and mirror are from West Elm.
Interior Stairwells
The stairwells were refreshed using a coordinated palette of warm white and grey, with green apartment doors introducing colour and identity. Black handrails, new carpeting and satin-brass door numbers completed the scheme.
Dulux Natural White was specified for the walls, Dulux Flooded Gum for the dado, Porter’s Paints Amphibian for the apartment doors and Dulux Black for the handrails. The carpet is by Godfrey Hirst.
